1、某项目调查报告分析本次报告为我公司南戴河项目开发的调查报告,目的是通过对有钱有闲阶层的消费偏好进行收集分析,以期获得有参考价值的数据,推动项目的有效开展和顺利实施。现归纳如下:一、 前言1、 调研时间:04年12月8日9:00AM04年12月10日6:00PM2、 调研方法:半定向式的多项选择式的问卷调查3、调研行业及地点: 国贸、金融街及亚运村IT、金融、贸易企业及高级会所,如财政局、中国电信、中国信托投资公司、南方证券、中体倍力健身房等4、座谈会:在访问者会议室5、调研问卷有效标准1) 所有受访者均须填写年龄,否则一律作废卷处理;2) 在数字(如价格)问题上,受访者重复选择者,一律按最高数
2、字处理;若未做选择者,均按最低数字处理;3) 本调查问卷一人一份,重复填写无效。6、调研容量:问卷100份,问卷有效率94%7、调研对象:要求被调研对象工作级别为部门经理以上,年薪在10万元以上,年龄26-60岁之间。二、 调研结果及分析1、客户群体分析本次调研按年龄段分为26-30岁(8名)、31-35岁(14名)、35-40岁(9名)、41-50岁(8名)、50-60岁(5名)五组,从94份调研报告看,31-35岁客户群比例最高,约为32%。其余年龄段基本都在20%以内。一方面是由于高职位人士普遍拒绝接受调查,所以使得本次36岁以上年龄段调查比例有所偏低。 2、客群工作范围:此次调查所选择
3、的被调查者的工作范围大致分为政府机关、外企、个体私营、合资和国营企业五类。而且政府机关的比例明显比其他行业高,可能是与政府机关灰色收入多有关,此次调查者所占比例分布如图所示。3、海边度假房产特征构成 在客户最心动的四种度假房产特征中,排列在前四名的特征依次为:房间可以看海(占72.72%)、离海近3分钟到海边(占40.90%)、270大飘窗(占40.90%)和全面智能化要求(占36.36%),基本都是项目的外在物理属性。显示出受访者非常注重物业的形象、档次与品味。而个性化的要求如开放式阳台、超大舒适的床、开酒店式管理选择比例也在30%左右,在一定程度上也表明这些有钱有闲阶层是非常注重个人享受的

5、% 部分海边度假特征选择比例4、周边配套设施: 在提供的10种选择和建议里,客群对娱乐休闲设施需求非常突出,占总比例达到42.10%,其他选项均比较低。在访谈中,他们认为,度假物业周边设施应该是比较齐全的,所以他们更注重休闲性设施的配置,以满足其全身心放松的目的。部分受访者还提出,度假物业应该象酒店一样,有很好的配套设施,设置应该设有会所,有明显的奢侈和享受需求。5、客户使用房产的目的如图所示,在调查使用度假房产目的问题上,周末使用目的为市场消费主导,占53%。其次是长假使用,占33.5%,可以看出顶层消费者周末娱乐已经成为重点,这与有钱有闲阶层的休闲习惯是一脉相承的。访谈结果显示,这部分有钱
6、人士因经济殷实,生活质量及品位要求极高,而且已经追求到每一天,同时越有钱的人士,就越注重周末休闲的质量,希望能享受完整无打扰的假期,而避免长假与社会大众去挤旅游景点。相对而言,其他选择均比较低,如果能提高项目的服务功能和质量,该部分消费市场应该有很大的潜力可挖。6、房产的价格在置业问题上,被调查者买与不买的比例为86.62 %:13.38%,显示出强烈兴趣。同时值得我们关注的是是3640岁与41-50岁的被调查者似乎对购买有着更浓厚的兴趣,他们购买率为100%,而26-30岁购买的比例仅为25%,从这里我们可以很明确的看出,36-50岁客户是我们最有力的购买群。在价格方面,被调查者比较认同的房
7、产价格主要集中在10-15万、15-20万、20-30万三种价格段,三者比例均超过20%,相对是比较平均的。按照3000元/平米单价计算,其主力面积应在30-70平米之间。在户型户数比例上基本都为4:3:2:1。但访谈时,客户非常关注项目的档次,而且希望能有具体的产品进行评价,由于本次调查没有对项目进行具体描述,所以他们选择的价格均是最低价,价格弹性很大,至少可以达到20%。购房总价10-15万15-20万20-30万30万以上户型面积30-5050-6767-100100以上户数比例26%27%21%13%7、分时度假房产的选择 如果不买,而采取分时度假方式,被调查者均表现出了审时谨慎的态度
8、。23.3%的被调查者不购买。35%的人认为2万元以下为合理费用,认为2-3万元合理的占17.21%,4-5万的占其总数的9.30%,认为4、5万和5万以上合理为合理费用的寥寥无几。这主要是因为大部分人士都考虑购买,所以对分时度假不太感兴趣。但访谈时,他们认为,如果能享受国际度假酒店集团的待遇,他们仍是非常欢迎的。基本上,合理价格在3万元左右。结论:1、 大部分的中产及富裕阶层有强烈的度假需求,而且他们购买度假物业的欲望非常明确,是市场的生力军。2、 有钱有闲阶级非常重视物业的档次和品味,比较追求身份感和地位感。3、 有钱有闲阶级对娱乐消费等奢侈性设施要求较高,需要有一定刺激性的新东西。4、

13、ap into an unimaginable free fall from the edge of space - live.The (lack of) air up there Watch man jump from 96,000 feet Tuesday, I sat at work glued to the live stream of the Red Bull Stratos Mission. I watched the balloons positioned at different altitudes in the sky to test the winds, knowing t
14、hat if they would just line up in a vertical straight line we would be go for launch.I feel this mission was created for me because I am also a journalist and a photographer, but above all I live for taking a leap of faith - the feeling of pushing the envelope into uncharted territory.The guy who is
15、 going to do this, Felix Baumgartner, must have that same feeling, at a level I will never reach. However, it did not stop me from feeling his pain when a gust of swirling wind kicked up and twisted the partially filled balloon that would take him to the upper end of our atmosphere. As soon as the 4
16、0-acre balloon, with skin no thicker than a dry cleaning bag, scraped the ground I knew it was over.How claustrophobia almost grounded supersonic skydiverWith each twist, you could see the wrinkles of disappointment on the face of the current record holder and capcom (capsule communications), Col. J
17、oe Kittinger. He hung his head low in mission control as he told Baumgartner the disappointing news: Mission aborted.The supersonic descent could happen as early as Sunday.The weather plays an important role in this mission. Starting at the ground, conditions have to be very calm - winds less than 2
18、 mph, with no precipitation or humidity and limited cloud cover. The balloon, with capsule attached, will move through the lower level of the atmosphere (the troposphere) where our day-to-day weather lives. It will climb higher than the tip of Mount Everest (5.5 miles/8.85 kilometers), drifting even
19、 higher than the cruising altitude of commercial airliners (5.6 miles/9.17 kilometers) and into the stratosphere. As he crosses the boundary layer (called the tropopause), he can expect a lot of turbulence.The balloon will slowly drift to the edge of space at 120,000 feet (22.7 miles/36.53 kilometer
20、s). Here, Fearless Felix will unclip. He will roll back the door.Then, I would assume, he will slowly step out onto something resembling an Olympic diving platform.Below, the Earth becomes the concrete bottom of a swimming pool that he wants to land on, but not too hard. Still, hell be traveling fas
21、t, so despite the distance, it will not be like diving into the deep end of a pool. It will be like he is diving into the shallow end.Skydiver preps for the big jumpWhen he jumps, he is expected to reach the speed of sound - 690 mph (1,110 kph) - in less than 40 seconds. Like hitting the top of the
22、water, he will begin to slow as he approaches the more dense air closer to Earth. But this will not be enough to stop him completely.If he goes too fast or spins out of control, he has a stabilization parachute that can be deployed to slow him down. His team hopes its not needed. Instead, he plans t
23、o deploy his 270-square-foot (25-square-meter) main chute at an altitude of around 5,000 feet (1,524 meters).In order to deploy this chute successfully, he will have to slow to 172 mph (277 kph). He will have a reserve parachute that will open automatically if he loses consciousness at mach speeds.E
24、ven if everything goes as planned, it wont. Baumgartner still will free fall at a speed that would cause you and me to pass out, and no parachute is guaranteed to work higher than 25,000 feet (7,620 meters).It might not be the moon, but Kittinger free fell from 102,800 feet in 1960 - at the dawn of an infamous space race that captured the hearts of many. Baumgartner will attempt to break that record, a feat that boggles the mind. This is one of those monumental moments I will always remember, because there is no way Id miss this.
