21、cadres in enterprise development in the第一部分 编制说明一、编制目的本施工组织设计体现了我公司上饶市镜泊花苑安置小区18#楼工程的总体构思与部署,为工程施工提供完整的技术性指导文件,用以指导工程施工,确保优质、高速、安全地完成本工程的建设任务。二、编制依据(一)、上饶市土地储备中心提供的镜泊花苑安置小区工程地质勘察报告。(二)、上饶市土地储备中心提供的上饶市镜泊花苑安置小区工程17#楼施工图纸结施、建施、施工图纸以及全套设计图纸。(三)、上饶市土地储备中心与所签定的建筑工程施工合同。(四)、中华人民共和国江西省上饶市人民政府有关建筑工程管理、市政管理、环

22、境保护等地方性法规及规定。(五)、中华人民共和国颁布的现行建筑结构和建筑施工的各类法规、规程、规范及验评标准。本工程结构设计条件及主要依据:1、国标民用建筑通则GB50352-20052、工程建设标准强制性条文房屋建筑部分3、国标住宅设计规范2003版GB50096-19994、国标住宅建筑规范GB50368-2005;5、国标民用高层建筑设计防火规范GB5045-95(2005版)6、国标公共建筑节能设计标准GB50189-20057、屋面工程技术规范GB50345-20048、夏热冬冷地区居住建筑节能设计标准JGJ134-20109、建设单位提供该地块工程地址勘察报告10、消防、水、电、煤

23、气、通讯、交警、卫生、环保市政管理等部门的审核意见。三、编制说明本工程目前所编制的施工组织设计,系依据业主提供的地下室以及裙楼施工图纸、详细的施工方案和施工图纸所编制,所以本施工组织设计仅作为工程施工和施工管理的宏观指导性技术文件,在施工过程中对施工组织设计进行系统性的动态管理,作业指导书进行补充和修改,使工程施工处于全方位、全过程的监控之下。第二部分 工程概况及特点一、工程概况:工程名称:上饶市镜泊花苑安置小区业主单位:上饶市土地储备中心设计单位:上饶市城乡规划建筑设计院监理单位:江西江信工程监理有限公司二、建筑概况: (一)、上饶市镜泊花苑安置小区项目位于上饶市吉阳路,总规划用地4369平

24、方米;总建筑面积13098平方米;18层;建筑高度52.7米。(二)、本工程为二类高层建筑,建筑耐火等级为二级,合理使用年限50年,建筑结构类别为2类。(三)、本工程采用钢筋混凝土框架结构剪力墙,抗震设防烈度为6度。(四)、建筑构件耐火等级及耐火极限:建筑构件的耐火等级为一级;楼梯间墙体、电梯井墙体、防火墙、非承重外墙、疏通走道两侧的隔墙、房间隔墙、楼板、疏散楼梯、屋顶承重构件 设计均满足规范规定的耐火极限。三、节能设计: (一)、上饶市地处夏热冬冷地区。 (二)、屋面传热系数为0.69W/(m2.k)0.7W/(m2.k),热惰性指标为3.30,保温层为30厚挤塑聚苯板。(三)、考虑热桥台墙

25、体平均传热系数1.01W/(m2.k)25时,尚应在搭接接头端面外100的范围内各设置两道箍筋。8、在楼、屋面板中,当施工图中未注明时,钢筋在板支承处应伸至支承外边外,且15d(d为板筋直径)。全部双向板的底筋,短向筋放置在底层,长向筋放置在短向筋之上。板面通长筋需搭接时可在跨中搭接。9、对与支承结构整体浇筑的现浇砼板,板角上部配置规格同负筋、间距不大于100的双向钢筋网加强,钢筋自梁边或墙边伸入板内的长度不宜小于短边跨度的四分之一,具体做法详图。10、所有板配筋图中,未注明的分布钢筋,屋面及外露结构板采用6200,楼梯采用6250,当板的高差梁宽的1/6且20时,该梁支承处板面筋可连续布置。

26、11、楼板上的孔洞应预留。当孔洞尺寸300时,将板筋由洞边绕过,不得截断;当孔洞尺寸300时,应按设计要求附加钢筋或增设小梁,做法另详大样。板上有隔墙面板下无梁支承时,需在板底另加钢筋214,并锚入支座(梁、柱等);如隔墙横过支座,则该处支座面筋应加密一倍(在1000范围内)。当有管道竖井时,其板内钢筋仍应按图设置,并按板上开洞规定处理,待管道设备安装完毕后,再用砼逐层浇实;混凝土强度等级同各楼层,板厚见各平面图标注。当板内有预埋管线通过时,应确保管线距板面、板底净距不小于25mm。12、一般情况下,梁纵筋的搭接(悬挑梁除外):a、梁面筋可在离支座1/3跨长处或跨中附近搭接;对框架梁当贯通筋的

27、直径d22时,应采用等强机械连接或等强对接焊。 B、梁底筋一般在支座处锚固搭接。区时,采用机械连接接头,且钢筋接头面积百分率不应超过50%。梁上有柱的梁接头位置应避开梁上托位部位。13、当梁的腹板高度hw450mm时,在梁的两个侧面应沿高度配置直径不少于12,间距不大于200mm的纵向构造钢筋。此处,腹板高度hw详见国标03G101-1第65页。当主次梁相交而在主梁上未注明吊筋或加密箍,应在主梁上设置加密箍每侧不少于3个。当二相似梁相交(例十字形井字梁)而未注明加密箍,应同时在二梁上设置加密箍每侧不小于3个,加密箍直径同该梁梁箍。14、变形观测。15、本工程需作沉降观测。沉降观测点的布置自定,

28、沉降观测的标志选用墙(柱)标志。16、沉降观测点的施测精度、观测方法和技术要求、沉降观侧的周期和观测时间以及水准基点的设置,均应符合建筑变形测量规程JGJ/T8-97的相关要求。(三)砖混部分1、本工程砌体施工质量控制等级为B级。2、内、外填充墙采用Mb5专用加砌混凝土砌块(其自重不大于11.8KN/m3)墙体,墙体厚度详建施。3、钢筋混凝土构造柱(GZ)应做到先砌墙后浇构造柱,砌墙时墙与构造柱连接处要砌成马牙槎,钢筋混凝土墙、柱(含构造柱GZ)与砌体填充墙相连处,应沿墙、柱全高每隔不大于500(同时应符合砌块模数要求)设26拉结筋,拉结筋伸入钢筋混凝土墙、柱内200,伸入砌体填充墙内长度为墙

29、长的1/5且不小于1000。当砌体填充墙实际长度小于上述拉结筋应伸入砌体填充墙的长度时,则拉结筋伸至该填充墙最远端并留设长度为100的90度弯折段。4、砌体填充墙墙顶应与框架梁或楼板密切结合(砌体填充墙砌筑7天后墙项处用粘土砖立砖顶紧),砌体填充墙墙长超过层高2倍时,在墙端部自由端、拐角处及中间位置设置钢筋混凝土构造柱(GZ),构造柱(GZ)间距5m且断面为墙厚250,内配412主筋(主体结构施工时,应在所设构造柱的上端、下端位置预埋412插筋,插筋与构造柱纵筋搭接不少于450)及6200箍筋(在柱顶、柱脚500范围内箍筋间距加密为100);墙高超过4m时,在墙体半高或门窗及设备洞顶处设置与钢

30、筋混凝土墙柱连接且沿墙全长贯通的钢筋混凝土水平系梁,水平系梁断面为墙厚250,内配412主筋(主体结构施工时,应在所设水平系梁的两端位置预埋412插筋,插筋与水平系梁纵筋搭拉不少于450)及6250箍筋(在钢筋混凝土墙柱边600范围内箍筋间距加密为100)。5、屋面女儿墙采用砌体填充墙时,沿墙长每间距不超过4m及在墙体转角处设置钢筋混凝土构造柱(GZ),构造柱(GZ)断面为墙厚250,内配412主筋(上下端伸入支撑结构内400)及6200箍筋。该屋面女儿墙墙顶处设置沿墙全长贯通的钢筋混凝土水平卧梁,水平卧梁断面为墙厚200,内配410主筋及6250箍筋。在女儿墙处的屋面梁上翻300高的C25素

31、混凝土。6、过梁:(1)凡砌体填充墙上门窗及设备孔洞洞顶处未设钢筋混凝土梁时,均按国标03G322-2设置钢筋混凝土过梁。但门窗及设备孔洞洞顶距钢筋混凝土梁梁底间距小于设置的钢筋混凝土过梁梁高时,则改在钢筋混凝土梁下直接设置钢筋混凝土挂板,其做法详图。(2)凡在钢筋混凝土柱墙边的门窗及设备孔洞洞顶过梁均应预埋好插筋,插筋在钢筋混凝土柱墙内外的长度为40d(d为过梁主筋的最大直径)。8、其他(2)装饰贴面、各类顶棚及建筑附属机电设备等非结构构件,自身及其与结构主体的连接,以及抗震设计及防雷设计,凡本专业施工图纸未作交待时,均详见相关专业施工图纸,土建施工注意密切配合。(3)经本专业同意在梁、板、

32、柱、楼梯、水箱、墙及基础中预埋管道配件、铁件或预留孔洞者,均须事先按照各专业施工图纸预埋或预留好,不允许事后开槽打洞,以免影响工程质量。(4)所有钢筋混凝土悬挑构件(悬挑梁、板及曲梁),其混凝土强度达到100%后方允许拆除模板及支撑。(5)同于电梯、设备等尚未订货,本套施工图按业主提供的相关产品样本作参考先设计,施工前待业主正式订货并提供相关资料后再出补充图。电梯基坑、电梯机房井道楼面板、设备基础等须待设备到货经核对无误后,方可施工。在电梯井道层高的1/2处加设圈梁以便固定电梯轨道,截面为墙宽300,上下各214,箍筋8200。(6)钢筋、水泥在使用前必须经有关材料科研检测中心(特别是国外进口

33、材料)检验合格后方可使用。施工必须严格保证设计的混凝土强度等级,要求施工前混凝土应做好配合比试验(宜减少水泥用量和水灰比,掺入合适的外加剂),搅拌时严格控制水灰比和材料投入量,振捣密实,养护良好(宜高湿度养护)。商品混凝土如运输时间过长,坍落度损失后不能满足施工要求时,应加入原水灰比的水泥浆或二次掺加减水剂进行搅拌,严禁直接加水,并在现场留好同样条件的试块,以便检验。(7)本工程弧线形或折线形构件,其标注的尺寸为近似尺寸,准确大样及尺寸应以现场放样为准。(9)计算所采用的程序为PKPM,编制单位为中国建筑科学研究院,版本为2005版。9、本工程采用的标准(通用)图集详下表,其施工要求均遵照所选
