1、岳阳相思山旅游城镇策划概要现状相思山资源禀赋:旅游资源丰富,产业:山地、谷地和梯田,农林业;人力资源:农业人口,适合发展劳动密集型产业,土地成本低,水质很好,生活用水足够,但工业用水有瓶颈。交通:交通便利,道路全部修通。距离岳阳、长沙两小时车程、武汉三小时车程。 构想仅仅作为旅游区或者旅游主题公园来规划是不够的,要把相思山区域作为一个以旅游业为龙头的小城镇来规划,一个集度假、休闲、观光、娱乐、康复、健身、美食于一体的山水旅游休闲胜地,一个以旅游业为龙头的山水文化名镇,常住人口5千到1万。镇区规划l 相思村旅游度假村,居住社区;l 相思山庄下的平地行政中心、旅游产品展示交易中心,公共活动中心、博
2、物馆等l 同乐村一线旅游商贸区,工厂和门店旅游规划l 溪谷瀑布景点线:从相思山底的门头到求贤亭,一路溪谷和瀑布景点;l 相思峰:两条上山的路,同乐石和相思山庄,今后可以从同乐石方向开设索道,l 相思村:村头求贤亭、到金古师爷墓,大屋场展览馆、天竺寺等;l 同乐村一线:聚缘亭,沿途各式各样民俗风貌的商店和餐饮店; 问题1、 自然旅游资源省区级的,岳阳、长沙、武汉等地周末度假的好地方,会不错,但难以火爆,如何吸引更多的人到相思来?产品如何打造,市场如何开拓?2、 当前旅游开发商的自有资金和直接关系资源已经用完,如何突破资金瓶颈?如何融资?3、 如何实现以旅游业为龙头的产业转型,农业人口转变为城镇人
3、口? 对策l 现代旅游小镇(生态旅游+农业旅游+休闲旅游+度假旅游成为农耕文化成功转型为现代旅游小镇的中国典范)+以旅游业为龙头的产业聚集地+小区域性的旅游产品中心市场+房地产开发组合开发策略l 通过引进房地产开发商解决旅游区建设的融资问题;l 通过项目规划和运作、招商优惠政策(税收减免,土地优惠,行政配套服务等等政策)解决农业人口转为城镇人口的就业问题,项目规划,以旅游业为龙头,紧紧围绕旅游业,根据资源条件,扬长避短,发展产业,投资项目分为旅游基本建设和产业,产业要适宜当地人力资源情况,重点是吸收劳动密集型的农业人口。旅游业l 塑造一种生活方式,是定点度假旅游疗养的好地方,总的说来,要参照西
4、方工业化和城市化已经非常成熟的国家的旅游小城镇,他们的乡村小镇是别有风味的,就是将城市化的生活品质与农耕文化的天人合一的自然景观的融合,环保生态非常好,亲近自然的生活方式,中国有陶渊明的桃花源,西方有梭罗的瓦尔登,所谓新简朴主义生活,没有城市的喧嚣,而具有城市生活品质,是另一种奢侈,在这里生活是这样一种味道:逃逸都市,享受慵懒,在相思山做个时间的盗贼!我是一个匆忙的都市人,我享受着繁华,失去了健康和宁静,我哈欠连天,没有胃口,脾气暴躁,没精打采,还有轻微的妄想症,突然间,我想逃,远离这一切我找到了相思山,在这里静静地度过我的美好时光。我是幸运的,在别的度假村,也许你永远只是一个观光客,但在这里
5、,我感到悠然自得、无怨无悔、喜悦满怀,感谢大自然,让我与相思山同在。l 现代健康的生活方式:这里有许多是在城市里享受不到的:阳光,山顶美丽的日出,清新的空气,洁净的山泉水、悦耳的鸟鸣但这里也保证了都市生活的品质和现代性,文化、娱乐、运动、交往,当然,省却了喧嚣和繁忙的工作;l 当这里是农耕文化成功转型为现代旅游小镇的中国典范,又有良好的自然旅游资源,客源量就会逐步由岳阳长沙、武汉全国,乃扩散到世界;l 区域中心市场:相思山庄下的平地要造小广场,还有一个商贸城,同乐村一线是一连串的特色商店(建筑风格是田园乡村风格的),这个地方鸡鸣三省,相思山周围也都是贫困山区,要发展环保型旅游品工业和农业,重要
6、的我们这里要形成一个区域性中心市场,带动周边山区一同发展富裕,形成旅游品工农业产业聚集地。l 展现原生态的活的历史:相思峰山顶的景点设计还没有想透,要给山上居住的老头拍摄录相,记录他的原始生活形态,起居、种菜、庙里抽签等等,将来通过摄影作品,和录像展示给游客,其实活灵活现展示历史,是非常的历史人文看点。还要再看日出和四口泉眼上做些文章,还没想好。l 正在构思:一年四季12个月的活动体验,结合景点;鸳鸯湖的处理;矿泉浴等生活配套地产开发l 旅游区与别墅区的融合:相思村是个风水宝地,自然条件非常好,环山而卧,村口就是水口,非常适合别墅群,相思村别墅群,国际化风格,主要采用地球纬度和自然条件相近的国
7、外田园风格别墅,每一栋都不一样,体现国际化和个性化,也有中式风格的。不是完全封闭的别墅区,中间要保留一个典型的大屋场,形象展示相思人的发展历史,农耕文化的原始韵味,历史、道具、农民蜡像,最好现在就搜集和拍摄农业相思人的生产和生活镜头,还有毛田学大寨等历史镜头,这样,将来在展馆中播放录像。游客可以充分体验历史。或许,3年或者5年,相思发生翻天覆地的变化,农耕文化的将难以保留。l 投资回报:以最保守的600亩计算,300独栋别墅和6层的多层住宅(多层主要用于拆迁户),多物业组合。营业收入最少在一亿以上。农民收入低,有产业链的一揽子解决方案,拆迁成本低。l 产权式假日别墅,可以居住,也适合投资,由专

I watched the balloons positioned at different
13、altitudes in the sky to test the winds, knowing that if they would just line up in a vertical straight line we would be go for launch.I feel this mission was created for me because I am also a journalist and a photographer, but above all I live for taking a leap of faith - the feeling of pushing the
14、 envelope into uncharted territory.The guy who is going to do this, Felix Baumgartner, must have that same feeling, at a level I will never reach. However, it did not stop me from feeling his pain when a gust of swirling wind kicked up and twisted the partially filled balloon that would take him to
15、the upper end of our atmosphere. As soon as the 40-acre balloon, with skin no thicker than a dry cleaning bag, scraped the ground I knew it was over.How claustrophobia almost grounded supersonic skydiverWith each twist, you could see the wrinkles of disappointment on the face of the current record h
16、older and capcom (capsule communications), Col. Joe Kittinger. He hung his head low in mission control as he told Baumgartner the disappointing news: Mission aborted.The supersonic descent could happen as early as Sunday.The weather plays an important role in this mission. Starting at the ground, co
17、nditions have to be very calm - winds less than 2 mph, with no precipitation or humidity and limited cloud cover. The balloon, with capsule attached, will move through the lower level of the atmosphere (the troposphere) where our day-to-day weather lives. It will climb higher than the tip of Mount E
18、verest (5.5 miles/8.85 kilometers), drifting even higher than the cruising altitude of commercial airliners (5.6 miles/9.17 kilometers) and into the stratosphere. As he crosses the boundary layer (called the tropopause), he can expect a lot of turbulence.The balloon will slowly drift to the edge of
19、space at 120,000 feet (22.7 miles/36.53 kilometers). Here, Fearless Felix will unclip. He will roll back the door.Then, I would assume, he will slowly step out onto something resembling an Olympic diving platform.Below, the Earth becomes the concrete bottom of a swimming pool that he wants to land o
20、n, but not too hard. Still, hell be traveling fast, so despite the distance, it will not be like diving into the deep end of a pool. It will be like he is diving into the shallow end.Skydiver preps for the big jumpWhen he jumps, he is expected to reach the speed of sound - 690 mph (1,110 kph) - in l
21、ess than 40 seconds. Like hitting the top of the water, he will begin to slow as he approaches the more dense air closer to Earth. But this will not be enough to stop him completely.If he goes too fast or spins out of control, he has a stabilization parachute that can be deployed to slow him down. H
22、is team hopes its not needed. Instead, he plans to deploy his 270-square-foot (25-square-meter) main chute at an altitude of around 5,000 feet (1,524 meters).In order to deploy this chute successfully, he will have to slow to 172 mph (277 kph). He will have a reserve parachute that will open automat
23、ically if he loses consciousness at mach speeds.Even if everything goes as planned, it wont. Baumgartner still will free fall at a speed that would cause you and me to pass out, and no parachute is guaranteed to work higher than 25,000 feet (7,620 meters).It might not be the moon, but Kittinger free fell from 102,800 feet in 1960 - at the dawn of an infamous space race that captured the hearts of many. Baumgartner will attempt to break that record, a feat that boggles the mind. This is one of those monumental moments I will always remember, because there is no way Id miss this.
