1、xx市房地产调查报告一、xx概况内蒙古自治区的首府xx市位于内蒙古自治区的中部黄河中上游的土默川平原地带，是自治区政治、经济、科技、文化、教育的中心，是通往蒙古、俄罗斯以及东欧国家的重要桥梁。xx市总面积达17，224平方公里，城区面积达149平方公里。全市总人口258万，市区人口150多万，是一座以蒙古族为主体，汉族为多数的民族杂居城市。 随着经济的快速发展、城市居民人均可支配收入的增加、城市基础设施建设力度的加大以及城市绿化美化亮化工程的实施等多种因素的促进，xx市房地产市场成为越来越多区外资本投资的热土。xx房地产投资环境吸引力排在北京、上海、广州、南京四大城市之后，名列第五，吸引力超过
2、了深圳、天津、青岛、宁波和重庆。2007年，xx市地区生产总值达1118亿元人均地区生产总值达到51687元，按现行汇率计算达7000美元。财政总收入达到154亿元， “十五”期间，全市地区生产总值年均增长27%以上，五年接近于翻两番；财政总收入年均增长32.3%，五年翻了两番；固定资产投资超过了前九个五年计划的投资总额。截止目前，xxGDP增长速度已连续6年名列全国27个省会城市第一。二、经济适用房情况到2007年12月经济适用房从投资到上市均呈显增长的势头。开发投资14.88亿元，同比增长302%；施工面积占住宅施工面积的比重虽然比去年下降0.5个百分点，但从房屋施工、新开工与竣工情况来看
3、，均呈现了明显的增长。施工面积154万平方米，同比增长121.39%；新开工面积42.42万平方米，同比增长了177.4；竣工面积为85万平方米，同比增长了576.75 %。在各类房屋竣工面积中，竣工率最高的是经济适用房，为55.19%。三、 房地产开发投资情况 2007年，xx市房地产开发投资完成96.71亿元，与上年同期相比增长92.82%，环比增长了6.07%。其中，商品房建设投资额72.8亿元，同比增长84.79%；土地开发投资额2.93亿元，同比下降了18.2%。按用途分：商品住宅开发投资72.14亿元，同比增长120%。其中别墅、高档公寓投资4.92亿，同比下降28.71%；办公楼
4、投资3.61亿元，同比增加了10.6%；商业营业用房投资15.93亿元，同比增长了63.08%。四、土地开发状况2007年2007年，购置土地面积226.95万平方米，同比下降了38.75%；完成开发土地面积248.71万平方米，同比增长了8.78%。；2007年2007年土地购置费为179762万元，每平方米土地的购置价格为792.08元，比去年增加399.29元。五、房屋施工及新开工状况1、房屋施工情况2007年，房屋建筑施工面积1358.97万平方米，同比增长108.82。其中，住宅施工面积1012.6万平米，同比增长128.74。住宅施工面积中别墅、高档公寓88.27万平方米，同比增长
5、19.96%；办公楼施工面积85.51万平方米，同比下降68.1，商业营业用房施工面积为189.84万平方米，同比增长53.7，其他用房施工面积71.03万平方米，同比增长110.71%。2、新开工房屋情况2007年房屋新开工面积378.84万平方米，同比下降0.73。住宅新开工面积为294.48万平方米，同比下降5.59，其中别墅高档公寓新开工面积9.38万平方米，同比下降81.03%；办公楼新开工面积为24.61万平方米，同比增长364.34；商业营业用房新开工面积38.4万平方米，同比下降21.1；其他用房新开工面积21.35万平方米，同比增长35.56%。3、房屋竣工情况2007年房屋
6、竣工面积320.85万平方米，同比增长161.07。其中，住宅竣工面积为242.03万平米，同比增长180.22；六、商品房屋销售状况1、销售总体情况 2007年商品房实际登记销售面积87.61万平方米，同比下降38.93%。住宅销售面积75.21万平方米，同比下降36.6%。实际登记预售面积为24.29万平方米，同比增长4.74。实际登记现售面积63.32万平方米，同比下降47.4。在分户型销售比例中，6090平米的房屋销售比例最高，小户型还在走俏。2、商品住房购买对象情况从销售面积看本市销售57.91万平方米，外地销售17.3万平方米；从销售套数看本市销售5607套，外地销售1675套。本
7、市占销售的比重为77%，同比下降10个百分点；外地占23%，同比增加10个百分点。4、空置房状况截至12月底，全市空置面积169.56万平方米，同比增长了22.2%，其中住宅空置面积112.47万平方米，同比增长了26.1%，占空置面积的66.33%；办公楼空置面积17.61%，同比增长了34.5%，占空置面积的10.39%；商业用房空置面积35.01万平方米，同比增长了15.13%，占空置面积的20.65%； 七、房屋销售价格1、销售价格总体情况2007年12月商品房平均销售价格3835元/平方米，同比增长了4.7%，环比增长0.18%；商品住房平均销售价格2875元/平方米，同比增长了4.
8、6%。环比增长0.24%。在商品住房销售方面，售价为2000元及以下/平方米的，实际登记销售2898套，平均成交价1500-1950元/平方米,比重为39.8%；售价为2000-2500元/平方米的，实际登记销售1709套，平均成交价2200元/平方米,比重为23.47%；售价为2500-3000元/平方米的，实际登记销售1460套，平均成交价2700元/平方米,比重为20.05%；八、分析与建议1、房地产市场运行特点（1）市场运行总体平稳房屋销售总体需求过热的势头在下降，经济适用房销售呈上升趋势。房屋销售量继续呈下降的趋势，但与上月环比呈小幅增长趋势；房屋结构调整在逐渐改善，表现为房屋新开工
9、面积除办公楼外总体呈下降趋势，办公楼增长幅度较高，主要原因是自治区60年大庆；房屋空置面积同比上升。房屋销售价格在全国部分城市快速上涨的同时，销售价格保持了小幅上升的态势，显示了政府调控的作用。（2）经济适用房增长加快经济适用房增幅明显，投资增长了300多个百分点。充分说明市领导及各部门的重视和对国家宏观调控政策的落实；（3）外地人买房增加外地人在xx市买房的人增幅较快，由2006年的13%提高到23%；2、主要问题投资仍高速增长，到12月房地产投资同比达到了80%；土地购置费增长幅度较大，每平方米增加近400元；房屋施工总量面积与住宅施工面积增长幅度均较大；房屋空置面积增长较快，其中住宅空置
10、面积比重过大，占66.33%。这一现象应引起有关方面的重视；房屋销售量继续呈下降的趋势，但与上月环比呈小幅增长趋势。今年施工面积比较大，竣工面积较小，竣工率占23.55%，这说明有76.45%的工程转入跨年续建工程，续建施工面积1038.12万平方米，其中住宅续建工程面积770.57万平方米，续建工程估计3至4年内完成。 3、对策建议（1）有步骤地解决低收入家庭的住房困难问题要切实改善住房结构还需依赖于住房保障制度的建立和完善，政府住房供给结构调控的重心应该在住房价格和结构的调整上，规范发展经济适用住房和廉租住房，真正解决低收入家庭的住房需要。（2）严格整顿规范房地产市场秩序一是政府必须建立一
11、个多部门组成的监督部门，来规范房地产开发经营全过程中存在的违法违规现象。二是清理整顿闲置土地，合理使用土地。三是严格规范集资合作建房，制止部分单位利用职权以集资合作建房名义，变相进行住房实物福利分配的违规行为。（3）严格控制总量，加大住房结构调整全年实行从紧的土地供应制度。一是严格执行土地利用总体规划，科学编制年度用地计划，调整住房用地供应结构、供应方式及供应时间，增加中低价位、中小套型普通商品住房和经济适用住房、廉租住房的土地供应，其年度供应量不低于居住用地供应总量的70%。二是严格执行xx市每年度住房建设计划，每年新开工面积保持在200万平方米左右。其中对新审批、新开工的住房，套型建筑面积
12、90平方米以下所占比重，必须达到开发建设总面积的70%。（4）做好住房基础调查工作目前的房地产规划只提出总量控制指标，没有将住房套型结构比例要求分解落实到具体区域、项目，基础性工作不深入，规划编制就缺乏科学性、合理性和可操作性。而新建商品房项目里面的中小型、中低价格的住房比重正是调整住房结构的宏观政策，实现供应结构逐步优化的重要内容。所以，需要做好基础调查工作，以便解决在新的项目审批过程中出现的各种问题。 事实上，目前我市的房地产市场进入一个“观望”局面。房屋成交量在减少，购房者的买入意愿也在减弱，但是在这种情况下任何明确的信号都会让各方选择形成新的突破点，此时的调控政策意图和效果至为关键，政

17、free fall from the edge of space - live.The (lack of) air up there .Watch man jump from 96,000 feet Tuesday, I sat at work glued to the live stream of the Red Bull Stratos Mission. I watched the balloons positioned at different altitudes in the sky to test the winds, knowing that if they would just
18、line up in a vertical straight line we would be go for launch.I feel this mission was created for me because I am also a journalist and a photographer, but above all I live for taking a leap of faith - the feeling of pushing the envelope into uncharted territory.The guy who is going to do this, Feli
19、x Baumgartner, must have that same feeling, at a level I will never reach. However, it did not stop me from feeling his pain when a gust of swirling wind kicked up and twisted the partially filled balloon that would take him to the upper end of our atmosphere. As soon as the 40-acre balloon, with sk
20、in no thicker than a dry cleaning bag, scraped the ground I knew it was over.How claustrophobia almost grounded supersonic skydiverWith each twist, you could see the wrinkles of disappointment on the face of the current record holder and capcom (capsule communications), Col. Joe Kittinger. He hung h
21、is head low in mission control as he told Baumgartner the disappointing news: Mission aborted.The supersonic descent could happen as early as Sunday.The weather plays an important role in this mission. Starting at the ground, conditions have to be very calm - winds less than 2 mph, with no precipita
22、tion or humidity and limited cloud cover. The balloon, with capsule attached, will move through the lower level of the atmosphere (the troposphere) where our day-to-day weather lives. It will climb higher than the tip of Mount Everest (5.5 miles/8.85 kilometers), drifting even higher than the cruisi
23、ng altitude of commercial airliners (5.6 miles/9.17 kilometers) and into the stratosphere. As he crosses the boundary layer (called the tropopause), he can expect a lot of turbulence.The balloon will slowly drift to the edge of space at 120,000 feet (22.7 miles/36.53 kilometers). Here, Fearless Feli

He will roll back the door.Then, I would assume, he will slowly step out onto something resembling an Olympic diving platform.Below, the Earth becomes the concrete bottom of a swimming pool that he wants to land on, but not too hard. Still, hell be traveling fast, so despite the dista
25、nce, it will not be like diving into the deep end of a pool. It will be like he is diving into the shallow end.Skydiver preps for the big jumpWhen he jumps, he is expected to reach the speed of sound - 690 mph (1,110 kph) - in less than 40 seconds. Like hitting the top of the water, he will begin to
26、 slow as he approaches the more dense air closer to Earth. But this will not be enough to stop him completely.If he goes too fast or spins out of control, he has a stabilization parachute that can be deployed to slow him down. His team hopes its not needed. Instead, he plans to deploy his 270-square
27、-foot (25-square-meter) main chute at an altitude of around 5,000 feet (1,524 meters).In order to deploy this chute successfully, he will have to slow to 172 mph (277 kph). He will have a reserve parachute that will open automatically if he loses consciousness at mach speeds.Even if everything goes
28、as planned, it wont. Baumgartner still will free fall at a speed that would cause you and me to pass out, and no parachute is guaranteed to work higher than 25,000 feet (7,620 meters).It might not be the moon, but Kittinger free fell from 102,800 feet in 1960 - at the dawn of an infamous space race that captured the hearts of many. Baumgartner will attempt to break that record, a feat that boggles the mind. This is one of those monumental moments I will always remember, because there is no way Id miss this.
